Obviously, SRCA has thought through many of the challenges and is demonstrating good progress. We realize it could get unwieldy if every owner along Sixes Road wanted to become part of SRCA. How can we help as individual owners of residential property?

 

Although we have heard of Sixes Road Community Association, what were the SRCA successes during 2008?

Answer:

  • Highland Point joined SRCA which allowed for expanded maintenance of Sixes Road
  • BridgeMill advised the Board of Directors of their intent to join SRCA in January 2009
  • Waste Management continued its support as a SRCA partner
  • Turf maintained by SRCA received nutrient applications to enhance its appearance. 2008 represented the first full year of maintenance along the Sixes parkway, and although we experienced a severe drought, the weekly mowing, trimming and trash removal kept Sixes Road looking pristine.
  • Cherokee County donated and installed 65 Willow Oak trees for the Sixes Road medians
  • Douglas Property Management, Woodstock, Georgia and PC Avenues, Jasper, Georgia, continued donating property management and website design/maintenance services, respectively. The Board of Directors is grateful to these companies for the recognition of the initial challenges in meeting the goals of SRCA.

What are the challenges to maintaining Sixes Road now that road widening is completed?

Answer:

  • Encouraging business owners and non-participating neighborhoods to become active and contributing members of the SRCA. The recent announcement of the potential for beginning widening of the Sixes Road-I-575 bridge this summer is exciting and increases potential for business growth in the Sixes Road corridor.

Why do we need to maintain a county road when our tax dollars are supposed to support road landscape maintenance?

Answer:

  • It is true our tax dollars do provide for limited landscape maintenance to our county roads. This limited landscape maintenance includes mowing a few times each year with limited attention to clearing trash from the turf areas and no edging of sidewalks or curbs. Pedestrian traffic has increased since Sixes Road became maintained by SRCA. Prior to this landscape maintenance, sidewalks were overgrown and exhibited some accumulation of trash. An active pedestrian walkway, the Blankets Creek bicycle trails and the well maintained entrances of our neighborhoods all contribute to increased home values and an active business community.
  • Some neighborhoods do not have a homeowner association and it is more difficult for these neighborhoods to legally join SRCA. The original concept of SRCA recognized there would never be 100% residential owner participation since Sixes Road is not a master plan community. Non-homeowner association owners certainly can make an annual contribution to SRCA to support the effort and such generosity is appreciated.

If homeowner associations pay $20.00 annually for each of their household members, how much does a commercial property owner pay annually?

Answer:

  • Since the Sixes Road Community is not under a Master Plan, and an extensive amount of commercial property is not developed, there are initial challenges in developing an equitable fee schedule to serve small and larger businesses. The Board of Directors is currently reviewing an annual fee approach, which may be tiered to accommodate these differences.

What does SRCA forecast as an annual operating budget and how much funding will be generated from commercial owners initially?

Answer:

  • Keep in mind our business partners that have joined to help SRCA get started. The partners have either donated their services or are providing services at dramatically reduced rates as a demonstration of their commitment to SRCA efforts. SRCA requires at least $70,000 annually to operate, but this amount only provides edging and mowing landscape maintenance for SRCA maintained areas. Overtime, SRCA will need to purchase and maintain drought tolerant plantings to enhance medians and other identified areas. There is no irrigation for areas maintained by SRCA. Additional landscape maintenance costs may also be required for the I-575 exit when the bridge widening is completed. When the Sixes Road bridge is widened this will add additional annual funding needs. These additional costs are the areas where commercial members become very important to the long-term viability of SRCA. At this time it is difficult to forecast the amount to be contributed by commercial owners, as so much of the area is not developed and ownership of property and continuing property assemblage efforts change almost monthly. We believe we will be able to better assess the commercial contribution in two to three years.

Does Cherokee County provide any funding since the SRCA has assumed landscape maintenance of Sixes Road?

Answer:

  • Unfortunately the County cannot provide a credit for the work accomplished by SRCA. The County has partnered with SRCA since the original idea of a community association and demonstrated their commitment by providing trees for our medians and installing improved signage for areas such as the Blankets Creek Bike Trails.
  • Initially the completed Sixes Road plan did not contemplate the amount of lighting it now features. Through coordination with the County Engineering Department and the County Commission, SRCA received recognition for the cost savings generated and the County increased the amount of lighting for pedestrian traffic.

How are candidates selected for the Board of Directors?

Answer:

  • Each member homeowner association President submits director candidates. The homeowner association directors are elected to the SRCA Board by the member homeowner association Presidents. Once SCRA has commercial members, candidate names will be submitted by business owner members and elected by the business community members as additional directors of SRCA.

  • Sixes Road continues to add businesses. Patronize these commercial owners to make the SRCA area a vibrant place to live.
